More choice, less cost - the next stage of development offers a wider range of housing options in this rapidly growing western suburb.
Following the successful completion of Block 12, the second stage of our involvement at the McWhirter Block occupies a roughly triangular parcel of land at the intersection of Westgate and Rush Creek Drives, within and easy walk of Westgate Town Centre. The gently sloping site enjoys views towards the Waitemata Harbour, particularly from the more elevated northern corner of the block.
Totaling 59 houses, the project will be delivered in two stages - 2A and 2B. Lot 2A is a relatively straightforward arrangement of predominantly detached three and four-bedroom houses designed to embrace the views to the east and sunny afternoon living in the north west facing rear yards. Within this simple framework, we have developed a mix of house typologies that cater to different lifestyle preferences - single family households, extended or blended families, those starting out or downsizing.
Lot 2B expands the choice even further. The introduction of two private lanes running east-west facilitates an increase in density from 26 lots in a purely street-based pattern, to 40. Lots ranging in size from 120 to over 300m2 will accommodate a variety of house types - two, three and four bedroom houses in detached, semi-detached and terrace forms. The introduction of modestly sized single storey houses into the mix offers greater housing affordability.
Simple, bold architectural forms and a vibrant mix of low-maintenance materials offer economical construction with enduring appeal. All houses are designed to achieve a 6 star Homestar rating, meaning high levels of comfort and energy efficiency with relatively low running costs.
Site works will begin in this earthworks season, with the first houses getting underway mid-2015.
